Sun Lakes Country Club Information
In 1987, the Presley Company began sales of the first phase of the master planned community of Sun Lakes Country Club. After more than 10 years of building and continual new sales, Pulte Homes purchased the project and finished the remaining unbuilt homes in 2003. Homes and Condos are scattered on and off the Private Executive and Championship Golf Courses. As you might expect of any country club, the grounds here are immaculately maintained and the spectacular flower beds are a point of pride. Some of the nicest aspects of this resort community for adults 55+ come from the impressive mountain backdrops, the mature meticulously maintained grounds, the great recreational facilities and, of course, the friendly people and atmosphere.
There is a real sense of community among those who live in Sun Lakes, much like you would find in a small town. People actually know each other and socialize together. With all the social clubs and recreational activities, there are endless ways to meet friends with the same like minded interests.

Age Limit and Guest Policy
According to the CC&R’s, Sun Lakes is a Senior Adult Residential Community. Each property shall be occupied by at least one resident who is 55 years old or older. All additional occupants must be at least 45 years old or meet the following criteria: Persons under the age of 45 only if they have an ownership interest or are in expectation of an ownership interest in the property and are in one of the following categories: a spouse; a cohabitant; a financial care provider; or a physical care provider.
Those who do not meet the age restrictions can purchase a home in Sun Lakes but cannot occupy there until their age qualifies. All tenants are subject to the same age limitations and privileges as the owners. For those who are visiting a residence under the age of 45 who are visiting a residence for an extended period of time, cannot exceed 60 calendar days… whether consecutive or non-consecutive, in any calendar year.
This Grand Community encompasses approximately 1,000 acres with just over 3300 homesites and offers 51 different floor plans from which to choose. The smallest condo is approximately 850 sf, while the largest home is just over 2600 sf.
Every Sun Lakes purchaser will pay a one-time non-transferable fee of $950.00 per lot before the close of escrow for the social membership of Sun Lakes Country Club. All homeowners pay a monthly fee of $257 to the Master Association for the maintenance of the 3 clubhouses, restaurants, 3 pools, tennis courts, private streets, 24 hour guard gated entrances and premier cable TV service with HBO and Showtime. A new homeowner will also be charged a $275 transfer fee which will cover the transfer of that property address to the new owner. A gate transponder will need to be purchased at a cost of $40 for each car and golf cart.
If you prefer a low maintenance lifestyle, you may want to purchase a condominium in one of the three sub-associations. The monthly sub-association fees are $145.00 (Lakeside I), $144.00 (Lakeside II), or $141.00 (Fairway Villas) which will cover outside maintenance of the structure, landscape maintenance, insurance on the buildings and upkeep of the exclusive pool and spa which are to be used by condo and townhome residents only. The total association fee would then equal $402.00, $401.00 or $398.00 respectively.
Our temperate climate is that of the high desert at 2390 foot elevation. Both daytime and night temperatures are comfortable throughout the year.
We are approximately 15 degrees cooler than Palm Springs in the summer with cool nights and constant breezes. In the winter months, the air is crisp and the surrounding mountains of Mt. San Gorgonio and Mt. San Jacinto are absolutely stunning with winter snow on their peaks.
Banning, California is a growing Southern California community. Incorporated in 1913, the city was estimated to have over 29,000 inhabitants in 2006. Located along Interstate 10 between Redlands and Palm Springs in the San Gorgonio Pass, the City of Banning has an elevation of approximately 2357 feet. The community is well known for its wide open space and beautiful backdrop because of the surrounding mountains of San Gorgonio and San Jacinto, two of the tallest mountain peaks in Southern California. This rural community enjoys a quiet lifestyle, healthful clean air, nearby outdoor activities and is in close proximity to the first class Casino Morongo and the Cabazon designer outlet shopping mall.
Banning was known as “Stagecoach Town, USA” as the town was ultimately used as a stage stop en route to the Colorado River in 1862. The route ran through the foothills a half-mile north of downtown Banning, then north of Cabazon and Whitewater, which was the last stop before reaching Palm Springs (Dos Palmas). The railroad replaced the stagecoach in 1876 and was a major contributor to the areas growth. The communitiy still celebrates its history as a stagecoach town with its annual Stagecoach Days Celebration featuring a parade, carnival and rodeo.
The City is said to be named in honor of General Phineas Banning, who freighted over the Mormon Trail from Salt Lake City to San Bernardino and Los Angeles. He operated the stage line from Wilmington to Yuma through the Banning/San Gorgonio Pass.
